Wander down to the historic harbour of Charlestown (1.5 miles), where you'll find majestic tall ships moored beside the shops and cafes, or spend the day rock-pooling at Porthpean Beach (2 miles). There;s three golf courses all within 5 miles, Marvel at the giant biomes of the world-famous Eden Project (4 miles), or lose yourself among the exotic plants of the Lost Gardens of Heligan (6 miles). Head to Carlyon Bay Hotel for a spa afternoon, just 2 miles away. Follow the South West Coast Path to the pretty fishing village of Mevagissey (7 miles) to stroll along its Grade II-listed harbour and treat yourself to some fish and chips.

Step inside and you'll find a sociable dining room that flows into a handsome kitchen. Across the hall, the elegant lounge is the heart of the home, with a wood burner to cosy up beside on cooler evenings, and steps lead down to a fun bar area with seating that looks out over the garden. Upstairs, three beautifully styled bedrooms are overflowing with period charm, with high ceilings and character fireplaces – one king-size, one family room with a twin and a 4ft day bed, and one double – all served by a family bathroom with a drench shower over the bath. Out in the garden, the separate annexe offers a private hideaway with its own single bedroom (with a pull-out bed that creates a super-king), shower room and kitchenette – the perfect spot for a grown-up child or grandparents to enjoy a little privacy.

Head out into the enclosed rear garden, and you'll discover two seating terraces, an ideal space for firing up the charcoal BBQ and dining alfresco. The space is surrounded by mature shrubs and there's a lawn where the little ones can play. Private parking is available on the driveway for three cars.
